Claiming your unit is free, with no listing fee and no commission on the claim. The owner portal is part of the Smart Studios membership: your first month is free, then Basic is ₹99 a month plus GST. Plus and Pro add more listed properties, a lower management fee, wallet credits and featured placement.

A government photo ID (Aadhaar), your PAN, and one ownership document — a sale deed, allotment letter, possession certificate, or registry document. Any one of these is enough.

Most claims are reviewed within 2-3 business days. You will get an email either way — approved or if we need more information.

Yes. Submit a separate claim for each unit you own — once approved, all of them show up under the same owner portal login.

Yes. OTA Channels in the owner portal connects your own listings through our channel manager, Channex, and is being switched on unit by unit as that connection completes certification. Once connected, prices, availability and stay rules go to every listing automatically, and an OTA booking closes the dates everywhere. OTA bookings are paid to you and are never counted as Smart Studios revenue.

Yes. In the owner portal choose Add booking / block nights, or tick Stop sell for those dates in Rates & restrictions. The website and your connected OTAs stop selling them straight away, nothing is added to your bookings, and you can reopen the dates from the same calendar.

Your account is activated and you can sign in to the owner portal immediately using the email and password you set while claiming, where you can track bookings, payouts, and request services for your unit. Listing your unit and the owner tools need a Smart Studios membership; your first month is free and nothing is charged if you cancel before it ends.
