Claim your unit and get an owner login

Go to the claim page, pick your property and unit from the list of unclaimed units, enter the area and rent, then complete identity verification and set a password. An admin reviews every claim, usually within two to three business days, and your owner portal login is activated once it is approved.

About 10 minutes

You do not need an existing account to start — the claim page is open to anyone, and your login is created as part of the process. If you already have a Smart Studios account, sign in first and the claim attaches to it automatically.

Before you start

  • Your unit number, and which property it is in
  • The unit’s floor area in square feet, and its current monthly rent
  • Access to DigiLocker to verify your Aadhaar — no number to type in and nothing to scan
  • Your PAN number — verified instantly, also required later for payout tax reporting
  • One ownership document: sale deed, allotment letter, possession certificate or registry document
  • A file for the ownership document only — PDF, JPG or PNG
  1. Find your unit

    Open the claim page, choose your property, then choose your unit from the list underneath. The list only shows units nobody has claimed yet.

  2. Check the unit is the right one

    Selecting a unit shows a summary card with its wing, floor, size and indicative rent. Check it matches what you own before continuing.

  3. Confirm the area and rent

    Enter the unit’s floor area and current monthly rent. These come from you, not from our records, and an admin verifies them against your ownership document before approving.

  4. Set a password, then verify Aadhaar and PAN

    Enter your name, email and mobile, choose a password for your owner login, then verify your identity: tap "Verify with DigiLocker" to confirm your Aadhaar through the official government login (you’re redirected there and back — nothing is typed or uploaded here), and enter your PAN number for an instant check.

    We never see your Aadhaar number — DigiLocker only ever releases your name, DOB and gender back to us once you’ve approved it there.

What happens next

  • You get a claim reference number — keep it for any follow-up
  • Your account is created but cannot sign in yet, deliberately: it activates on approval
  • An admin reviews your ownership document, usually within two to three business days — Aadhaar and PAN are already verified by then
  • You are notified by email once the decision is made
  • On approval, your unit links to your account and you can sign in to the owner portal

After you submit

Aadhaar and PAN are already verified before you can even submit — a person only reviews your ownership document and checks the area/rent you entered are consistent with it. That review is the reason the process is not instant, and it is what stops someone else claiming your unit.

If something goes wrong

My unit is not in the list
It has probably already been claimed, by you previously or by someone else. Contact the property team with your unit number rather than claiming a different unit.
It says an account with this email or phone already exists
You already have a Smart Studios account. Sign in first, then open the claim page again — the claim will attach to your existing login instead of creating a second one.
I cannot sign in after submitting
That is expected. The account stays inactive until an admin approves the claim. You will get an email when it is approved.
I entered the wrong area or rent
Do not submit a second claim. Contact the property team with your claim reference — an admin can correct the figures during review.
My claim was rejected
The rejection email includes the reason where one was given. Usually it is a name mismatch or an unreadable ownership-document scan. Fix the issue and submit a fresh claim.
Do I need an account before I can claim my unit?

No. The claim page is public and creates your login as part of the process. If you already have an account, sign in first so the claim attaches to it.

How long does approval take?

Usually two to three business days. Every claim is reviewed by a person, so it is never instant.

Is my Aadhaar number safe?

We never see it. Verification happens entirely on DigiLocker’s own site — you log in there directly, and only your name, date of birth and gender are released back to us once you approve it.

Can I claim more than one unit?

Yes. Submit a separate claim for each unit. Once you have a login, sign in first and each further claim attaches to the same account.

What does it cost?

Nothing. Claiming a unit is free; the management fee only applies to revenue your unit actually earns, and is set out in your agreement.
