Set rates and restrictions for your rooms
Open Rates & Restrictions in the admin console (also linked from Setup checklist → Set rates). Pick a room, click the first and last date of the range, then fill in only what you want to change: nightly price, minimum or maximum stay, stop sell, no check-in or no check-out. Press Save. Fields you leave blank keep their current values. Your website and any connected OTAs use these values.
Watch: Set rates and restrictions for your rooms
Every room has a base nightly rate, which you set when you add the room. The rates calendar lets you change the price and the booking rules for particular dates, such as weekends, festivals or a quiet week.
- Open Rates & Restrictions
In the admin console open Rates & Restrictions, or press the Rates & Restrictions link in Setup checklist → Set rates.
- Pick a room
Choose the room from the list. The calendar shows each date’s nightly price, with any rules marked on the date.
- Select the dates
Click the first date, then the last date. One click on the same date twice selects a single day.
- Set the price
Type the nightly price for those dates. Leave a field blank to keep what each date has now.
- Add restrictions if you need them
Minimum and maximum stay count from the arrival date. Stop sell closes the dates. No check-in and No check-out stop stays from starting or ending on those days.
- Save
Press Save. The website uses the new values at once; connected channels receive only the fields you changed.
Do I have to use the rates calendar?
No. If one base rate per room is enough for now, tick that in Setup checklist → Set rates and come back later.
Does a minimum stay apply to stays already booked?
No. Rules apply to new bookings that start on the selected dates.
Will Airbnb and Booking.com show the same price?
Once your channels are connected, the calendar sends your price and rules to them. Each OTA may add its own fees or discounts on top.
